Why waiting for the perfect price is the worst strategy on the Costa del Sol


There's a conversation we often have at Marevo. A client has been monitoring the market for months, has visited four or five developments, knows exactly what they want, and has the budget to do it. But they're waiting. They're waiting for prices to drop, for the market to correct itself, for the right moment. Meanwhile, the development they liked best has sold its last units, and the price of the next one has gone up by eight percent.

The Costa del Sol doesn't function like other European real estate markets. It's not cyclical in the same way. It doesn't experience the periods of deep correction that markets like London or the Netherlands do, because its demand doesn't depend on a national economy but on a diversified international flow that doesn't stop at the same time or for the same reasons. When British buyers slow down, Dutch buyers speed up. When the German market contracts, Scandinavian buyers appear. Demand is structurally resilient.


Added to this is a supply factor that is rarely discussed honestly: the available land on the high-quality coastal strip is finite. There is no more beachfront property in Estepona. There is no more hillside land with views in Benahavís. Every new development consumes land that will not be replaced. The argument that prices will fall ignores this physical reality.


What can change are interest rates, credit availability, or buyer confidence at specific times. But these factors affect timelines, not the trend. In the last decade, those who waited for the perfect moment to buy in Marbella waited indefinitely while the price per square meter rose from €3,200 to €5,400.


The relevant question isn't whether the market will go up or down in the next six months. The question is whether the property you're considering aligns with your life and investment goals over a five- to ten-year horizon. If the answer is yes, the time is now.
